All rooms have an en-suite shower room, TV, clock/radio alarm, hairdryer and a hospitality tray. The B&B also boasts Free Wi-Fi. There is a welcoming reception area, spacious dining room and relaxed lounge area. |

can choose where you'd like to sit to plan your day; upstairs
or downstairs - afterall every window frames inspiring, unobstructed
views of the beautiful surrounding countryside. Photos can't begin
to do justice to the open aspect this B&B enjoys, you have
to visit and appreciate it for yourself!
The bed and breakfast is registered with the council's Environmental Health Department, with regular inspections ensuring you enjoy high levels of cleanliness and comfort. The property also has a Fire Safety Certificate, with every room and public area having smoke detectors and fire doors in place. |

| Policy | |
| Bookings | Lumsdaine House regrets that it cannot accept children under 14 years of age, or pets, due to being sited near a working farm. Please contact us if you require further clarification of this policy. In addition, bookings will not be accepted from minors. |
| Breakages | Guests will be held liable for any repair or replacement required due to breakages, loss or damage. Rooms must be left in a presentable & clean condition on check-out. |
| Payment | Full payment will be expected at check-out. Payment can be made by cash and selected debit/credit cards. Method of payment will be confirmed when your booking is made. |
| Check In | Check in is between 4pm - 7pm, to allow the best possible service on arrival. However, if check in cannot be made before 7pm, please telephone and advise an estimated time of arrival. |
| Cancellations | In the event of a cancellation, guests must telephone Lumsdaine House as soon as possible. However, if cancellation is made less than 2 days prior to arrival date, guests will be responsible for the full cost of the booking for the reserved period, unless Lumsdaine House can find a substitute guest. If guests must leave earlier than their scheduled check-out date, this will be treated as if it were a cancellation with less than 2 days notice. |
| Smoking | Lumsdaine House maintains a strict No-Smoking policy throughout the entire house and smoke detectors are installed. |

No
responsibilty is accepted by Lumsdaine House for any loss, damage
or injury
to persons or property whilst within the confines of the bed and breakfast. |
